Sika SikaTop-540 Seal

Sika SikaTop-540 Seal

Summary:

SikaTop®-540 Seal (formerly MSeal 540) is a flexible polymer cement waterproofing slurry that bridges cracks up to 0.3mm, is permeable to water vapour, and is Bureau Veritas potability test compliant for drinking water contact. Suitable for water tanks, reservoirs, external walls, terraces and balconies. 36 kg set.

SikaTop 540 – Flexible Drinking Water Grade Waterproofing Slurry

SikaTop®-540 Seal (formerly MSeal 540) is a two-part, prepacked waterproofing slurry system consisting of a liquid polymer (Part A) and premixed powder (Part B). When mixed, the two components yield a brushable, smooth waterproofing slurry with excellent bond to most substrates. The product is based on selected synthetic resins and cements, providing improved bond strength and water vapour permeability to prevent moisture build-up. It complies with the Bureau Veritas Potability test for drinking water use and passes the BS 476:Pt.7:71 Surface Spread of Flame test (Class 1).

Key Features

  • Two-part prepacked system (liquid polymer + powder) — consistent quality
  • Polymer modified — improved bond strength on a variety of substrates
  • High flexibility — bridges hairline cracks up to 0.3mm, accommodates moderate structural movement
  • Permeable to water vapours — allows surface to breathe, preventing moisture build-up and reducing maintenance
  • Weather resistant — suitable for use in exposed conditions
  • Easy application — brushable consistency, can be applied by brush or spray
  • Drinking water safe — Bureau Veritas Potability test compliant, non-toxic
  • BS 476:Pt.7:71 Surface Spread of Flame Class 1
  • Ultra-low VOC content: 0.5 g/L

Applications

  • Drinking water waterproofing — internal faces of water tanks, reservoirs and cisterns, potability test certified
  • External wall waterproofing — concrete, masonry and other substrates
  • Terraces and balconies — terraces, balconies, kitchen and toilet floor sandwich waterproofing
  • Planter boxes and sumps — internal waterproofing of planter boxes, sumps and reservoirs
  • Bridge and flyover decks — protective treatment before wearing course to prevent rainwater ingress
  • Structures with moderate movement requiring flexible waterproofing
  • Applications requiring breathable waterproofing to prevent moisture retention

Why Choose SikaTop 540?

SikaTop 540 (MSeal 540) offers unique advantages for Hong Kong waterproofing projects:

  • Drinking water grade: One of few waterproofing products with Bureau Veritas potability certification — ideal for potable water tanks and reservoirs
  • Breathable: Permeable to water vapour, preventing moisture build-up within the structure and reducing long-term maintenance
  • High flexibility: Bridges cracks up to 0.3mm, accommodating moderate structural movement
  • Weather resistant: Can be used in exposed conditions without additional protection
  • Fire rated: Passes BS 476 Surface Spread of Flame test Class 1

Packaging

36 kg set (Part A: 10 kg liquid in plastic container + Part B: 26 kg powder in paper bag)

Shelf life: 12 months from date of production (store in unopened original packaging in a dry, cool, shaded place — avoid direct sunlight and freezing)

Consumption

Application Consumption per coat (reference) Minimum coats
General waterproofing Depends on substrate condition 2 coats

Actual consumption depends on application area, substrate roughness and absorption. Refer to the product data sheet or contact us for guidance.

Waiting Time Between Coats

Ambient Temperature Waiting Time
Above 20°C Approx. 4–8 hours

For floor applications, it is recommended to apply the next coat after 24 hours to avoid damage to the previous coat. If the second coat is applied 12 hours or later, pre-wet the first coat lightly with a fine spray.

Important Notes

  • Substrate direct tensile strength must be > 1.5 N/mm² (tested at 100N/s load rate)
  • Substrate must be clean, sound, and free from laitance, loose particles, oil, grease and old coatings
  • Substrate must be thoroughly saturated with clean water before application
  • Mechanical mixing required (300 rpm slow-speed drill with wing-type paddle) — mix for at least 3 minutes until lump-free
  • Protect freshly applied coating from direct sun exposure, high temperatures and wind to prevent rapid drying
  • Curing with wet burlap, polyethylene sheet or Sika Antisol S is recommended
  • Freezing will render the material unusable — protect from frost during storage
  • Clean tools with water before the resin hardens
